5 steps to become a real estate Agent

Congratulations on starting your journey to becoming a real estate agent.  If you're looking for a flexible schedule, unlimited income opportunity and the ability to own your own business you are in the right place.  Getting your real estate license can be done in a few weeks or months depending on your schedule.  This page will give you general information about a career in real estate, if you have additional questions please reach out to our career counselors. 

1. Confirm Pre-Requisites

Prior to attending school you will want to make sure you meet the pre-requisites to become an agent in the State of Virginia.  You must be at least 18 years old and have proof of high school graduation or GED.  You can take the class as a 17 year old but must be 18 to obtain your license.  

2. Take the 60 hour Pre-Licensing Course

You can take the pre-licensing exam online, self-paced or in a classroom.  Most education providers will require that you pass the final exam in order to receive credit for the course.  

3. Pass the State Licensing Course

Once you have credit for taking the pre-licensing course you are eligible to take the state licensing exam.  The exam is broken down into two parts, the national portion and the state portion.  The exam is timed and you must pass with at least a 75%.  It is possible to pass one portion and not the other.  If you only pass one portion you will need to retake the portion you failed.  You may take the test as many times as you need until you pass.  

4. Submit Fingerprints & Background Check

Once you have passed your licensing exam you will need to submit your fingerprints and agree to a background check with the state. This can be done at most of the testing centers. You must choose a broker and file your agent application with 45 days of submitting your fingerprints and background check.  If you are not going to activate your license within 45 days you should not get your fingerprints done.  

5. Choose a Broker

The final step in obtaining your license is to choose a broker.  Once you have chosen a broker they will submit your license application and fee.  The state will review your application and when it gets approved you're officially a real estate agent.
